When Results Matter Most

Real estate brokerage firms are everywhere. Licensed real estate agents are required to align with a brokerage firm to practice real estate. Selecting a firm and more importantly, selecting an agent is oftentimes difficult to do. Every brokerage firm claims to be "the biggest". Every brokerage firm claims to be "the best". 


Setting aside the bluster, it stands to reason that if a real estate brokerage firm claims to be "the biggest", they have clearly allowed less than

"the best" to practice real estate out of their office. 


Excel Realty Group LLC (ERG) was founded by Broker Dave Morris after spending years as an agent in one of those big real estate brokerage offices. He realized his desire to be the best was being hampered by the reputation his former firm had (and still has) as a parking place for mediocre real estate agents.  He wanted to create a parking place for only the best agents in the real estate business.  Excel Realty is that firm. 


Excel Realty Group agents must have the following personal work habits in order to qualify for sponsorship.

  • A client comes first attitude (understanding Law of Agency).
  • An superior understanding of  real estate contracts (understanding Law of Contracts).
  • A a full-time practitioner (no part-timers).
  • Higher than typical computer skills (this is a data driven business these days).
  • A background of success in a prior career.

Policy Concerning Buyer Agency Fees

  

Our current policy is to discuss in detail the importance of offering Buyers and their Agents assistance with the costs of purchasing one of out Listings. Each Seller is advised they have the right to reserve the decision as to the amount, if any, they are willing to contribute based on factors including, but not limited to:

  1. The Offer amount.
  2. Other common costs-of-sale a Buyer is asking the Seller to absorb including title insurance, surveys, home service contracts, lender closing cost assistance (requested or required).
  3. Buyer loan type (Conventional, FHA, VA, etc.).

For these reasons, we suggest selecting one of the following options:

  1. Include any amount of Seller financial assistance to be allocated to Buyers agency fee expenses in Paragraph 12.A.(1)(b).
  2. As is customary, on Page 11 of the One To Four Family Residential Contract (Resale).
  3. Submit with your Offer a completed Compensation Agreement Between Brokers (TXR-2402).
